I wanted to reach out to you and let you know a few things about what's going on with the market lately. My job as your real estate advisor is to keep you educated, informed and safe. As such below are my important notes about what is happening. We are open for business. Real estate as an industry remains open and will be conducting business. It may not be "as usual" but it is ongoing. In fact, within the last 24 hours about 200 contracts have been signed or gone out. Business is happening. An important thing to understand is that we are dealing with two different things happening at the same time. One is the coronavirus and the second is the market reaction. The market reaction is largely being based off of the "fear of the unknown". This past week may feel very similar to the 2008 market; however, it is extremely important to know that they are very different. The 2008 market occurred due to an imbalance in the system that needed time to be corrected. This week's market is a reaction to an external source. The "unknown" is because there simply is no model to predict it. What we do know is that the market is solid and it will return to balance because it is not broken. In times of market volatility, preference tends to shift from intangible items (equites, bonds, etc)  to tangible ones - gold, real estate. I am recommending all my clients remain in the market. This is the time where serious buyers will be out and the investors who were waiting in the sidelines will come out of the woodwork. They will be making deals and sellers will be accepting them. In terms of safety, we will take any necessary steps you feel that makes you feel safe. I take safety seriously. This can include using hand sanitizer and gloves in each open house we attend; asking the selling agent to open all cabinets and doors while we maintain our hands in our pockets.
